Access Statement

Our aim is to satisfy and hopefully exceed the needs of our clients based on our size (8 bedrooms) and our style of business, a Guest House.

This Access Statement forms part of our service to you our prospective clients. Together with our other literature we hope it enables you to determine whether the service we offer is what you require.
For an enquiry on any specific topic we ask that you call or email us for a definitive answer.

Helmsley is located in the District of Ryedale the fourth most sparsely populated area in England. Some of the services you enjoy in your local area may not be available in our area. If you are in doubt please ask.

Pre-Arrival
Although there is bus service in Ryedale it is not very frequent. All services board and alight in the Market Square some 350 yards away from the Carlton Lodge.
Malton (offering a link to York) and Thirsk (on the main east coast line although not all trains stop there) are both 14 miles form Helmsley.
Taxis at popular times can be a rare commodity, if you know you need one at a specific time we can book one for you. Taxi contact numbers are available in our bedroom information pack.

Arrival & Car Parking
We have private parking at the rear of the Carlton Lodge clearly marked on both sides of the adjoining Cul de Sac, Bondgate Mews
The parking bays are marked and we ask that you leave the one closest to the Carlton Lodge for our disabled guests. It is marked with a disabled logo.
The surface is tarmaced and entrance to the Carlton Lodge is effected by following the garden path from the car parking area through the garden, along the path to the front door.
We are able to assist with most luggage items
The Market Square in Helmsley is approximately 350 yards from the Carlton Lodge. It is level all the way to the Market Square.

Entrance & Reception.
There is a 6 inch step up to the front door. A ramp can be provided on request.
We promote guest's arrival from 4.00pm although we do say when you arrive in Helmsley come along and you will most likely find us here.
There is an external bell for your use and a bell in reception to announce your arrival if the front door is open.
The doorway into the porch hall/reception area is almost 4 feet wide whist the inner doorway id over 3 feet wide. The hallway is over 6 feet wide.
The hallway is carpeted and tiled.

Public Areas
Our lounge and breakfast room are both accessed from the inner hallway through doorways, which are 2feet 9 inches wide.
The hallway and public rooms are well lit and have good colour contrast.
All ground floor public rooms have short pile carpet fitted.
We have a public toilet on the ground floor, which is accessed through a narrow 2 feet 2 inch doorway.

Lounge and Breakfast Room
Breakfast is served in the Diningroom on the ground floor. There are no steps.
Table and seating furniture is moveable on request.
Tables are square 2feet 3 inches with legs in the corners.
They have openings underneath of 2 feet 1 inch in height and 1 foot 6 inches in width.
The chairs have no arms.
The menu can be read to clients with visual impairment.
The breakfast 'starters' are displayed and offered for self-service on a small buffet. It can be served by us if required.
We normally play BBC Radio 2 during breakfast service.

Bedrooms
Ground Floor
We have two ground floor bedrooms, one double and one twin.

Twin (situated adjacent to the lounge)
overlooks the rear car park area and the side garden.
Accesses through a 2 feet 9 inch doorway.
En suite shower room doorway is 2 feet 6 inches
Windows are sash and open as required.
There is a central walkway between the beds of 18 inches
One bed is situated against the wall
There is a walkway into the room which is 25 inches at its narrowest point.
Furniture, including the beds can be moved on request.
Television has remote controls for TV/CD/DVD/Radio.
Direct Dial Telephone/Clock
One armchair and one dressing table stool are provided.
Fitted short pile carpet.
Good colour contrasting.
Beds are 15 inches high.

Double (situated adjacent to the lounge)
Overlooks the front garden.
Accesses through a 2 feet 9 inch doorway.
En suite shower room doorway is 2 feet 6 inches
Windows are sash and open as required.
The bed is situated in the centre of the room with a walkway of 18 inches at its narrowest point.
There is a walkway into the room which is 28 inches at its narrowest point.
Furniture, including the beds can be moved on request.
Television has remote controls for TV/CD/DVD/Radio.
Direct Dial Telephone/Clock
One armchair and one dressing table stool are provided.
Fitted short pile carpet.
Good colour contrasting.
Bed is 15 inches high.
There is a built in wardrobe with a 1 foot 9 inches doorway

Bedrooms
First Floor
We have six bedrooms on the first floor
Thirteen stairs from ground to first floor with a 90-degree half landing at eleven.
The stairs are 7 inches high, 34 inches wide and 11 inches deep.
The landing area is 34 inches wide at its narrowest point.

Doubles
Overlook the front garden/side garden/car park.
Accesses through a 2 feet 9 inch doorway.
En suite shower room doorway is 2 feet 6 inches
Windows are sash and open as required.
The beds are situated in the centre of the room with a walkway around of between 18 inches and 30 inches at their narrowest points.
There is a walkway into the rooms, which are 30 inches at their narrowest points.
Furniture, including some beds can be moved on request.
Television has remote controls for TV/CD/DVD/Radio.
Direct Dial Telephone/Clock
One/two armchairs and one dressing table stool are provided.
Fitted short pile carpet.
Good colour contrasting.
Bed are between 18 inches and 25 inches high.
One room, Room 5 uses a Private Bathroom, which is across the landing area.

Twins
Overlook the front garden.
Accesses through a 2 feet 9 inch doorway.
En suite shower room doorway is 2 feet 6 inches
Windows are sash and open as required.
The beds have a walkway of 18 inches between them.
There is a walkway into the room, which is 30 inches at its narrowest point.
Furniture, including beds can be moved on request.
Television has remote controls for TV/CD/DVD/Radio playing.

Two armchairs and one dressing table stool are provided.
Fitted short pile carpet.
Good colour contrasting.
Bed are between 18 and 25 inches high.

Grounds and Gardens
The is a grassed formal garden area to the front of the Carlton Lodge
There is a local walk, which starts some 150 yards from the Carlton Lodge, which is recommended for pet owners who need to exercise their pets.
To date the car parking area has proved secure you are however advised that we accept no responsibility for any vehicles and/or their contents and you are further advised to remove any valuables and lock your car.

Additional Information
We accommodate pets BUT we need to know they are coming
We offer direct dial telephones in each room, as the mobile signal service is erratic from some providers.
A front door key for your use when we are out or when you return late at night is attached to your room key fob. Please respect other guests if you do arrive back late.
Our Fire Alarm system is a siren and evacuation should be undertaken via the front doorway.
If you have a hearing impediment please advise us on arrival and we will provide you with additional safety precautions.
The Carlton Lodge is a totally non-smoking guest house. We do not allow smoking anywhere on the premises at all.
Al rooms are equipped with a courtesy beverage tray and we are happy to provide glasses for wine and other drinks you may care to purchase when you are out and about.
We usually go away on holiday ourselves in January or February.
